Our clients in Poringland were in their late 50s. They wanted Evolve to build them a new bungalow that they could eventually retire in. It had to be a home to suit their present needs - but also needed to be ‘future-proofed’ in case they suffered from any mobility issues later in life. We were tasked with designing and constructing a robustly-built home, but they didn’t want a bungalow that looked or felt like it had been designed for ‘old’ people.

Having decided upon a contemporary feel, with lots of clean lines, masses of light and an airy, modern style, our clients were ready to move forward. They had already bought a plot of land with outline planning which permitted them to build a 2-bedroom home with a living room, bathroom, large kitchen-diner, separate WC and an en-suite for the master bedroom. They needed us to design, construct and project manage the entire build.

We designed and fitted attic trusses so that the building could be converted into a two storey property in the future. To make the bungalow feel less cramped, we also suggested a hand-cut roof in the kitchen, with Velux windows and a vaulted ceiling. We also suggested our clients changed where the house was situated in the plot, to maximize the size of the garden. This put the new house in line with existing properties on the street, making it less obtrusive.

As an environmental and cost-saving idea, we suggested they build a sun room rather than a conservatory (which would have leaked energy). We also suggested a rainwater harvesting unit so our clients could recycle surface water from the roof (which could then be reused for the toilets, washing machine and outside tap).

Once our clients were happy, we drew up new building plans and resubmitted them to planning. The application went to committee - but we were on hand for our clients throughout this process. We believe it’s a good idea to use one company for a new build – as we were fully involved at every stage and our clients only ever had to deal with us – rather than a team of disparate architects, planning geeks and designers.

Once the plans were agreed we set to work – with ground works, brickwork, installing the new roof structure, fitting out internals, laying the driveway and then, finally, landscaping. Part way through we also installed a deep bore soakaway, to act as an outlet for the overflow to the rainwater harvesting unit. This meant we were able to bypass the drainage issues we had on the site – and avoid overflows, flooding and surface water in the garden.

// How We Did It

We project managed the entire build and were always on hand to help our clients with any queries they had along the way.  We know that it can be stressful when you start a building project like this, so we also make sure any subcontractors on the project are vetted and hired by Evolve. We always use reliable companies with whom we have a long standing-relationship, because it benefits us as much as our clients. By the time our clients moved in to their brand new, pristine home, the project had taken Evolve 4-5 months to complete.
